How we work

A collaborative approach from day one.

We believe that the traditional "bid and build" model often leads to adversarial relationships. We advocate for a collaborative construction process where the contractor is at the table early. By engaging before drawings are complete, we can solve logistical, permitting, and budgeting challenges on paper. This saves time and reduces rework in the field.

From concept to keys.

Our construction project management approach is broken down into four distinct phases, each with clear deliverables.

Phase 1: Listen & Align

Goal
Understand the "why" behind the build.

Action
We audit your goals, site constraints, and financial parameters. We establish the communication protocols that will guide the team.

Deliverable
Preliminary budget range & Feasibility assessment.

Phase 1: Listen & Align
Phase 2: Plan & Optimize

Phase 2: Plan & Optimize

Goal
De-risk the project.

Action
We build the project virtually. We permit the job, qualify subcontractors, procure long-lead items, and finalize the GMP (Guaranteed Maximum Price).

Deliverable
Detailed line-item budget, Logistics plan, & Construction schedule.

Phase 3: Execute & Control

Goal
Safe, predictable progress.

Action
We mobilize. Safety protocols are enacted. We manage trade flows, control quality through rolling inspections, and track costs in real time.

Deliverable
Monthly executive reports, Safety logs, & Quality control records.

Phase 3: Execute & Control
Phase 4: Deliver & Support

Phase 4: Deliver & Support

Goal
A seamless transition.

Action
We target a zero-punchlist turnover. We train your facilities team on building systems and manage the warranty period.

Deliverable
O&M Manuals, As-Built drawings, & Warranty documentation.

Constant calibration.

Uncertainty is the enemy of a successful project. We establish a rigorous communication cadence to ensure you never have to guess the status of your investment.

Weekly

Owner/Architect/Contractor (OAC) meetings to resolve field questions.

Monthly

Executive reporting on financials, schedule variance, and diversity compliance.

Milestones

"Gate checks" at key phases (e.g., end of Design Development) to re-verify budget alignment.

The cost of waiting.

Our 50+ years of experience have taught us that the ability to influence cost drops significantly once construction begins. By bringing Domus on board during the design phase, you gain a partner who can validate your assumptions, identify supply chain risks, and offer value engineering solutions while they're still easy to implement.
